What's Actually at Stake When You Own a Multifamily Property

Owning an apartment building, duplex, or larger multifamily property is a different risk profile than owning a home. You're managing tenant liability, rental income continuity, building structure across multiple units, and the financial exposure that comes with any one of those failing at the same time. A standard homeowners policy won't cover it. A commercial property policy written by an agent who doesn't understand multifamily underwriting may not cover it either.

We represent more than 50 carriers, which means we can place multifamily risks that a single-carrier agency simply cannot. For Atlanta-area property owners and investors across Georgia, Alabama, Florida, South Carolina, and Tennessee, that market access matters — especially for properties that don't fit neatly into a standard underwriting box.

Coverage Built Around How Multifamily Properties Actually Work

Multifamily insurance isn't one policy — it's a structure of overlapping coverages that work together. We build programs around your specific property type, occupancy, and income profile.

  • Building coverage: Replacement cost protection for the structure, including common areas, mechanical systems, and permanently installed fixtures across all units.
  • Loss of rental income: If a covered event forces units offline, this coverage replaces the rent you're no longer collecting while repairs are underway.
  • General liability: Covers bodily injury and property damage claims arising from the premises — slip-and-fall incidents, common-area accidents, and similar exposures.
  • Umbrella/ excess liability: Adds a layer of protection above your primary liability limits for larger claims or properties with higher foot traffic.
  • Equipment breakdown: Covers HVAC systems, elevators, boilers, and other mechanical equipment that tenants depend on and that standard property policies typically exclude.
  • Flood insurance: Standard commercial property policies exclude flood. For Georgia properties in flood-prone areas, we place flood coverage separately through the NFIP or private-market carriers.
  • Ordinance or law: If a partial loss triggers a code-required upgrade to the entire structure, this coverage closes the gap your base property policy won't.

Why Independent Placement Changes the Outcome for Multifamily Risks

A captive agent can offer you one carrier's appetite for your property. If that carrier's underwriting guidelines don't fit your building's age, construction type, occupancy mix, or loss history, you're either declined or forced into a policy with gaps. We don't work that way.

Because we hold appointments with carriers including Auto-Owners, Chubb, Travelers, Liberty Mutual, and others with active commercial programs, we can match your property to the carrier whose underwriting appetite fits it — not the other way around. For older buildings, mixed-use properties, or portfolios with prior losses, that distinction can determine whether you get coverage at all, and at what price.

Property Types We Cover

We work with individual investors and portfolio owners across the Southeast on a range of multifamily property types.

Duplex and Small Multifamily (2–4 Units)

Owner-occupied and non-owner-occupied duplexes, triplexes, and four-plexes often fall into a gray zone between personal and commercial insurance. We place these correctly from the start so there are no coverage surprises at claim time.

Apartment Buildings (5+ Units)

Five-unit and larger apartment buildings require commercial property and liability coverage. We evaluate your building's construction class, occupancy, and income profile to identify the right carrier and structure.

Mixed-Use Properties

Ground-floor commercial with residential units above creates a more complex underwriting picture. We have carrier relationships that accommodate mixed-use occupancy without forcing you into two separate policies when one will serve you better.

Multifamily Investment Portfolios

If you own multiple properties across Georgia or across state lines, we can work toward consolidating your coverage under a single program or coordinating policies across carriers to reduce gaps and administrative friction.

Serving Multifamily Property Owners Across the Southeast

We're licensed in Georgia, Alabama, Florida, South Carolina, and Tennessee, with our team based in Atlanta. Whether your property is in metro Atlanta, a secondary Georgia market, or across the state line, we can place coverage and manage your account from one point of contact.

For Atlanta-area property owners, we understand the local market — construction costs, weather exposures, and the tenant liability environment that comes with Georgia's urban and suburban rental landscape.

Common Questions About Multifamily Building Insurance

  • Is my duplex covered under my homeowners policy if I rent out the other unit?

Generally, no. Once you rent to a tenant, most homeowners policies either exclude the rental exposure or limit coverage significantly. A landlord policy or commercial property policy is the appropriate coverage for a rented unit, and the right structure depends on whether you occupy one of the units yourself.
  • What does loss of rental income coverage actually pay?

If a covered loss — fire, storm damage, a burst pipe — forces one or more units to be uninhabitable, loss of rental income coverage replaces the rent you would have collected during the repair period. Coverage limits and waiting periods vary by policy, so it's worth reviewing those terms before a claim occurs. My apartment building is older. Will I have trouble getting coverage? Older buildings can face tighter underwriting, particularly if they have original wiring, plumbing, or roofing systems. Working with an independent agency that has access to multiple carriers gives you more options than a single-carrier agent can offer. Some carriers specialize in older building stock; others don't write it at all.
  • Do I need separate flood insurance for my apartment building?

Yes. Flood is excluded from standard commercial property policies. If your property is in or near a flood zone — or even in an area with surface-water drainage issues — flood coverage needs to be placed separately, either through the National Flood Insurance Program or a private-market carrier.
  • Can you cover a multifamily property I own in another state?

In most cases, yes. We're licensed in Georgia, Alabama, Florida, South Carolina, and Tennessee, so if your property is in one of those states, we can typically place coverage and manage the policy from our Atlanta office. How is multifamily insurance priced? Carriers evaluate building age and construction type, number of units, location and local weather exposure, occupancy and tenant mix, prior loss history, and the coverage limits and deductibles you select. Because these factors interact differently across carriers, getting quotes from multiple carriers — rather than one — gives you a more accurate picture of what your property should cost to insure.
